Challenge
In 2021, the Levi Rodgers Group sold 669 homes, with many going pending in a matter of weeks. But as mortgage rates rose and the market changed coming out of the pandemic, the team decided to look for new ways to increase their market share. By 2023, their metros of San Antonio and Austin had become major buyer’s markets, so they invested in Zillow Showcase to help sell homes faster.
Solution
To start, Rodgers added Showcase branding and messaging to his team’s listing presentations. By illustrating how sellers could get more exposure in Zillow searches and generate interest in their homes with high-res photography and interactive floorplans, the team was able to land more listings. The pitch also explained how Showcase made it easier for prospective buyers to get in touch with the agent and schedule tours. The bottom line was simple: With this new approach, the Levi Rodgers Group could help clients sell for more and sell faster.

That approach led to a huge boost to the business because Showcase listings drove about double the views, shares, and saves compared to nearby regular listings on Zillow. “We also show examples of other homes that were listed with Showcase and show homes that aren't listed with Showcase,” Rodgers said. “It really has an impact with the sellers, and trying to win that listing.”

One time, the team gave a listing presentation to a prospective seller who was leaning toward working with a family member as their agent. So Rodgers laid out a success story: After a prior seller had seen their house sit on the market for months with another agent, Rodgers set them up with a Showcase listing and quickly sold the home.

“They got motivated,” Rodgers said. “They told us after we got the home listed that Showcase put us over the top.”
Since the team used Showcase on more than 220 listings, agents ended up receiving over 340 additional inquiries from consumers. Based on the response Rodgers has seen, his agents now introduce Showcase at every single listing appointment.

The Showcase Listings were compared to For Sale By Agent listings on Zillow: (i) without the Showcase Treatment; (ii) of the same home type; (iii) located in the same city and within two miles of the Showcase Listings; (iv) on the market during the same time period as the Showcase Listings or the immediately prior month; (v) containing a similar list price as the Showcase Listings; (vi) having similar square footage as the Showcase Listings; and (vii) having a similar bedroom count. *The data is from December 20, 2024 and is an average from the immediately preceding six month period. The data excludes the top 5% and bottom 5% lift of total page views, saves, and shares from each month and the immediately preceding six month average.
**These numbers reflect average views, saves and shares based on the 220 listings created by Rogers and team in comparison to non-Showcase listings on Zillow. It should be noted that these numbers are higher than the national numbers, in which active Showcase listings drove on average 81% more page views, 80% more saves, and 90% more shares compared to similar nearby non-Showcase listings on Zillow.
